June 2026 Tri-Cities Real Estate Market Update
June was the strongest month the Tri-Cities market has had since 2022. Closed sales reached 389, a four-year high, and three of the four cities set multi-year records of their own: Pasco with 110 sales (a five-year high), Richland with 115 (a four-year high), and West Richland with 34 (also a four-year high). Prices barely moved. The median came in at $445,000.

Market Analysis
Halfway through the year, the numbers are clean. First-half sales ran 8.7% ahead of 2025. The first-half median price was $442,000, up 1.6% from $435,000. The first-half median days on market was 28, about two days slower than last year. Sales up, prices up a little, speed down a little: that is a healthy market absorbing more inventory.
June's 20-day median is the fastest of the year, which sounds like a seller's market until you look at the shelf. About 1,200 homes were for sale in early July, up 7% in a month and the most since last September. Richland led with 366 active listings, Pasco had 276, and West Richland crossed 100. Buyers have never had this much choice at these prices.
The high end is where the two stories meet. Richland's median is approaching $500,000, and homes above $500,000 are selling more slowly and with bigger discounts than they did in 2025. Below $500,000, the market is as quick as it has ever been.
Rates ended June at 6.43% on the national 30-year average after starting the year above 6%. Most local homeowners hold mortgages in the 3% to 4% range from 2020 and 2021, which is the main reason new listings, while healthy at 500 for the month, are not flooding in.
What Buyers Should Know
- 472 pending sales means a lot of your competition is already under contract. New inventory keeps arriving, so keep looking.
- Twenty days is the median, and the good homes under $500,000 go faster than that. Decide quickly on the ones that fit.
- Above $500,000, you are the scarce resource. Ask for repairs, credits, and a rate buydown; sellers in that band are saying yes more often.
- Richland and Pasco have the deepest selection. West Richland has the newest.
What Sellers Should Know
- This is the best selling window of the year. Four-year-high sales, a full pipeline, and a rising rate environment that is pushing fence-sitting buyers to act.
- Even so, one in four listings is new construction and total inventory is at a 10-month high. Price to the data on day one.
- If you are above $500,000, expect a longer runway and negotiation on credits. Condition and staging separate the 20-day homes from the 60-day homes.
- Seller-held 3% mortgages mean fewer resale competitors than a normal cycle. That advantage shrinks every month rates stay above 6%.
Bottom Line
June was the high-water mark of 2026 so far: the most sales in four years, stable prices, and a market that is deep enough to serve buyers and sellers at the same time. What it is not is a market that rewards guessing on price.
